"Oh, it's already OUT THERE! THAT'S what I'm trying to TELL you!"
This, for some reason, makes me think it's gonna devolve into a very sexy version of "Who's On First?!"
Potential landlord might find Donna's nude buttocks appalling.

Potential landlord wants to do business with a bikini barista enterprise.

Potential landlord is a hypocrite.
This reminds me of an episode of "Pole Dancing Adventures", a comic by a woman who does pole dancing for fun and fitness. She used to have her comics on a web site; now she is selling books of her comics on Amazon.
She did an early comic that showed what she wore to pole dancing class and how it evolved over time. In her first class she was quite covered up. But she said that more skin showing makes pole dancing easier: fabric just slides down the pole whether you want to slide or not, but skin won't slide if you clamp down hard enough. So once you are comfortable with pole dancing, and definitely once you are trying to do advanced moves, she says you naturally wear skimpier clothing.
After she had been going to pole dancing class for a while, this happened.
This also reminds me of a storyline from Loxie and Zoot, a comic about a naturist resort in Australia. The guests and the proprietors don't wear clothes in the resort. The content is quite G-rated in all ways except for the fact that almost everyone is naked all the time, so "N" flag on this. (No violence flag, sex flag, or even language flag.)
